Project Location - Coal Point NSW 2283

Project Type - Alterations+ Additions

The proposed alteration and addition to the Lake View residence extends the rear of the existing dwelling to better engage with the outlook while significantly improving internal amenity and functionality. The extension increases the building footprint to create more generous living areas that open toward the lake, strengthening the connection between indoor and outdoor spaces and allowing greater natural light and cross-ventilation throughout the home. The design maintains a respectful scale to neighbouring properties while introducing a more contemporary architectural expression.

The additional works include two new bedrooms and a dedicated laundry, carefully planned to maximise efficiency within the existing structure and budget constraints. The bedrooms are positioned for privacy and natural light, while the laundry improves daily functionality with direct access to external drying areas and integrated storage. Wet areas have been aligned to rationalise services and reduce construction complexity.

A key architectural feature of the proposal is the impressive stair void, creating a double-height space that enhances vertical connectivity and draws natural light deep into the floor plan. This volume establishes a strong visual focal point without reliance on expensive materials. A new balcony extends from the upper level, capitalising on the lake views and providing an outdoor entertaining area that enhances the home’s lifestyle appeal. Despite a tight budget, the project achieves a high level of spatial quality through thoughtful planning, simple structural forms, and efficient material selection.
